A Complete Guide for First-Time Homebuyers
Starting the journey of purchasing your first home is an incredibly exciting time in anyone’s life, but it can also be a little intimidating—especially if it’s your first time purchasing a home. That’s why, our team at Riverside Homebuilders has put together a few key things you should know during the process of buying a new home to help set your mind at ease.
Prepare to purchase
Understanding your financial situation is an important first step when getting ready to buy your first home—you need to get a clear idea of what you can afford. There are some online calculators that you can use at first in order to get a close estimate, but speaking with a mortgage lending professional is the ideal way to get a clear answer about your finances. There are various factors that go into determining your home budget such as your income, any debt you have, your down payment amount, credit score and more—so it’s a great idea to speak with a professional to fully understand everything you need to have ready before you are able to apply for a loan.
Secure your financing
When it comes to securing a mortgage loan, there are a few different options your mortgage lending professional can help you explore. When you work with our team at Riverside Homebuilders, the partnerships we already have formed with our preferred lenders act as a great starting point when you begin the process to secure your mortgage loan.
Our professionals will walk you through the different types of loans you can secure for your new construction home such as a Conventional loan, FHA, VA and USDA to find out what you are eligible for and what would best fit your needs. Then, you’re officially ready to start shopping for your future home once you have the preapproval letter from your lender. To get your letter, your lender will have to verify your credit, income, assets and any debts you might have.
The purchasing process
One of the main components homeowners are looking for when buying a home is transparency throughout the buying process. When you buy a resale home, this is sometimes hard to come by. When working with our team to purchase a new-construction home, you will have full transparency throughout the entire build process—from construction to closing. Additionally, resale homes can often come with costly renovations or upgrades that you might not have already had budgeted for. With a new-construction home, your home will be built to the highest standard of quality with a modern interior that needs no further renovations.
Settling in to your new home
When you are officially moved into your new home, you might still have some worries crossing your mind about what the future holds. Thankfully, your home warranty isn’t something you’ll need to add to that list when you work with us to build your new home. With each home we build, we offer a 2-10 backed homebuyer’s warranty, and this program includes:
- 1 Year Warranty Program: This option provides coverage for any defects in materials and workmanship throughout the first year. This includes site work, concrete, masonry, carpentry, siding and roofing, cabinets and more.
- 2 Year Systems Warranty: Much like the first level, this option provides surety coverage and backs the builders warranty. It focuses on correcting any defects within the electrical, plumbing and mechanical systems for two full years after closing. The covered components include the water supply system, septic tank system, plumbing, electrical and air conditioning.
- 10 Year Structural Warranty: This option provides coverage for designated load-bearing elements of the home if any structural issues occur for a full 10 years including load-bearing floor framing systems, walls and partitions, roof framing systems, beams, columns and more.
