Your home warranty: how it works
There’s an abundance of benefits to buying a new-construction home, and one of the most lucrative is a home warranty. Riverside Homebuilders offers a 2-10 backed homebuyer’s warranty with each home we build, which helps to eliminate any added stress from the buying process. We work with StrucSure Home Warranty, who provides home warranties for builders across the country, and together we are committed to cementing buyer confidence and offering peace of mind to each of our homeowners. See what our warranty covers below.
1 Year Warranty Program
The 1 year warranty program provides surety coverage and backs on the builder’s warranty for any defects in materials and workmanship during the first year you live in your home. Any covered components that do not meet the established performance standards during the first year will be promptly repaired, paid for, or replaced under our warranty. This warranty level covers a broad range of issues that you can clearly see, including:
- Site work
- Concrete
- Masonry
- Carpentry
- Doors & windows
- Siding & roofing
- Finishes
- Specialties (e.g., fireplaces)
- Equipment (e.g., cabinets)
- Mechanical systems (e.g., plumbing)
- Heating, air conditioning, and ductwork
- Electrical systems
2 Year Systems Warranty
The 2 Year Systems Warranty, just like the first level, provides surety coverage and backs the builder’s warranty. This warranty focuses on correcting defects in the wiring, piping, and ductwork in the electrical, plumbing, heating, cooling, ventilating, and mechanical systems for a full two years. The components covered include:
- Water supply system
- Septic tank system
- Plumbing
- Electrical
- Air conditioning
If the homeowner encounters any defects in these covered components, they can rest assured that they will be either repaired, replaced, or paid for under our warranty.
10 Year Structural Warranty
Lastly, the insurance-backed 10 Year Structural Warranty provides a 10 full years of coverage for major structural defects from the first day of closing. It provides coverage for designated load-bearing elements of the home in the event of any structural issues. The 10 Year Warranty covers:
- Load-bearing foundation systems, footing, and piers
- Load-bearing floor framing systems
- Load-bearing walls and partitions
- Load-bearing roof framing systems
- Load-bearing beams
- Load-bearing headers
- Load-bearing girders
- Load-bearing lintels (other than those supporting veneers)
- Load-bearing columns (other than those designed to be cosmetic)
- Load-bearing masonry arches (other than those designed to be cosmetic)
Home is where you should feel your most safe, which is why Riverside Homebuilders is proud to offer decade-long coverage on the structural integrity of your residence.
Something to keep in mind
Home warranties are not all-inclusive, so it’s also important to understand what’s not covered. One major factor to consider is that warranties do not cover issues caused by improper care of your home. For example, it’s a homeowner’s responsibility to replace the filters for your HVAC system regularly—so if this necessary maintenance is neglected and then causes a systems issue, it typically won’t be covered. Your warranty manual can provide further guidance on what’s covered, but if you’re still unsure about your specific issue, the Riverside Homebuilders team is here to help.
A homebuilder you can trust
Riverside Homebuilders was built on the idea of using our passions, knowledge, and perseverance to turn our homebuyer’s dreams into a reality. “Just wanted to let you all know that the lending team referred to us by Kevin in Oak Ridge did a phenomenal job throughout the entire process. The GMB-Walton team is who we were working with. Donnie Walton had some not so enthusiastic phone calls from me and some hoops to jump through and he did it with professionalism and was so positive throughout this process. Never has this been a wonderful process in our life it can be stressful and so personal beings they have our most personal information and details. Please acknowledge them and their efforts.” Laura Johnson
